Manhattan’s office leasing totaled 2.23M SF in February, according to Colliers. That figure marks a 39.5% drop from January and sits about 30% below last year’s level. The slowdown comes even as certain markets show signs of renewed momentum, particularly across fast-growing Sun Belt metros where office demand has recently been strengthening. Times Square office rents averaged $76.42 PSF in Q4 2025.
