Amazon (AMZN) is reportedly in advanced discussions with Tritax Big Box for a significant distribution hub in Kettering, as reported by CoStar.
Across The Pond
The facility, part of Symmetry Park, is designed as a build-to-suit warehouse spanning approximately 1 MSF, with the potential to expand to 1.1 MSF. Symmetry Park Kettering, covering 136 acres, is situated within the Golden Triangle, a key logistics region due to its connectivity to major motorways.
Tritax Big Box’s Symmetry Park Kettering currently hosts tenants like Greggs, which is constructing a 311.6 KSF logistics hub, and Iron Mountain, which occupies a 313,000 KSF facility. The park is supported by leasing advisers from BNP Paribas Real Estate, Cushman & Wakefield, and DTRE.

Expanding UK Footprint
The Kettering site would be Amazon’s latest addition to its portfolio of UK hubs, which already includes 1 MSF+ facilities in Northampton and Coalville, Leicestershire. The company also confirmed a £500M fulfillment center in Northampton earlier this year.
These developments signal a return to growth after Amazon scaled back its operations in 2022 to manage costs.
Market Implications
Industrial experts indicate that Amazon is optimistic about consumer spending levels, driving its expansion in key logistics regions across the UK.
The Golden Triangle also remains a prime location for distribution hubs due to its central connectivity and proximity to major urban centers.
If finalized, Amazon’s deal at Symmetry Park Kettering would reinforce its dominance in the UK logistics market and signal continued confidence in the sector’s long-term growth.
