A Club For Miami’s Top Office Tower
A new private club is coming to the top of 830 Brickell, Miami’s most exclusive office tower, reports Bloomberg. The two-floor space will house Seia, a restaurant and members-only lounge offering high-end amenities and sweeping views of the city. Run by The Bastion Collection — the group behind Michelin-starred Le Jardinier — Seia is scheduled to open in early 2026 and will be the final piece of the tower’s luxury appeal.
Perks For Tenants
Tenants at 830 Brickell, including Citadel, Microsoft, and Thoma Bravo, will receive exclusive invitations to join the club. However, membership comes at a premium, requiring a $25K initiation fee and $5K in annual dues. Each membership can include up to five people. During the day, the 55th-floor lounge will serve as a private business space. At night, it will transform into a club with live music and DJ sets.

Entering A Crowded Market
Seia is entering Miami’s growing scene of high-end private clubs. Competitors include ZZ’s Club by Major Food Group, which charges $15K to join and $3,500 annually for couples, and Harbour Club in Miami Beach, which has a $9K initiation fee and a $55K lifetime option. Although Seia is priced higher than these alternatives, it offers a more corporate-oriented experience and allows broader member access, aligning with its tenant base.
Why It Matters
The launch of Seia reflects the continued demand for luxury business environments in Miami, even as the residential market cools. According to Knight Frank, sales of homes over $10M dropped 52% in Q2 2025 compared to the same period in 2024. Overall single-family home sales also declined 11% year-over-year. Yet 830 Brickell remains fully leased, showing the sustained appetite for top-tier office space and amenities among high-earning professionals.
A Strategic Finish
Developed by OKO Group and Cain International, 830 Brickell broke ground in 2019 and delivered in 2024 — perfect timing to catch the post-pandemic office migration. That wave of interest led to competitive leasing and set a Florida record for the most expensive commercial lease. Tenants now include Citadel, which occupies eight floors, along with Banco Santander, Corient Private Wealth, and top-tier law firms like Kirkland & Ellis.

Seia and its adjoining restaurant are expected to open in early 2026. The space will seat 176 guests, serving Italian cuisine with panoramic views of downtown Miami and Biscayne Bay. Membership will remain invite-only, with no discounts, even for building tenants. As luxury and business continue to merge in Miami, Seia could set the tone for future developments that cater to the city’s elite workforce.
