A Logistics Makeover in Central New Jersey
Sitex Group, a prominent industrial real estate investor active across New York, New Jersey, and South Florida, has reached full lease-up at its Edison Industrial Complex. The three-building, 130,000-square-foot site — located at 980 and 1000 New Durham Road and 4 Gladys Court — is now fully occupied following a comprehensive repositioning effort.
From Acquisition to Stabilization
Acquired in 2022 from a longtime owner, the complex underwent extensive renovations including new roofs, upgraded HVAC, electrical and sprinkler systems, modernized office interiors, and full site improvements like repaving, lighting enhancements, and updated signage.
“This project demonstrates Sitex’s ability to reposition and stabilize complex industrial assets in prime infill markets,” said Max Fuchsman, Vice President at Sitex Group.

A Modern Industrial Hub
The site now houses tenants across multiple sectors, including an electrical distributor, pharmaceutical manufacturer, and emergency vehicle outfitter. The successful lease-up underscores demand for well-located, high-quality industrial product in Edison — one of New Jersey’s most active submarkets.
Blake Chroman, Principal at Sitex Group, added that the project reflects the firm’s strategy to “unlock value through strategic investment and hands-on asset management.”
Why It Matters
The lease-up highlights a continued appetite for infill industrial properties that support logistics, manufacturing, and distribution needs. As e-commerce and supply chain modernization continue to drive demand, developers like Sitex are finding success by upgrading underutilized assets in key locations.
