Key Takeaways

A New Vision for Warner Center

Rams owner Stan Kroenke is setting the stage for a new era in Los Angeles real estate—this time with the NFL team at the center.

According to Bisnow, Kroenke has unveiled plans for a $10B redevelopment of a 100-acre site in Warner Center, located in the San Fernando Valley. The goal? To create a sports-anchored, mixed-use urban hub.

The Rams’ Future Home

At the heart of the development will be a new Rams headquarters and practice facility. Kroenke aims to break ground as early as 2027, with the full buildout expected to unfold over the next decade.

Beyond Football

But the vision goes far beyond the gridiron. Designed by global architecture firm Gensler, the project will include:

  • Residential units
  • Hotel accommodations
  • Office space
  • Retail shops
  • Green space
  • Two entertainment venues

The plan will transform the site currently occupied by the Promenade Mall—which is set to be demolished—and the adjacent former Anthem building, which will be renovated.

A Proven Playbook

Kroenke is no stranger to sports-anchored developments. His Inglewood project, centered around SoFi Stadium, is a multibillion-dollar community featuring residential, retail, offices, and hospitality. That stadium alone cost $5B.

“If you look at what we’ve done in Inglewood, this is a piece of cake,” said Otto Maly, President of Kroenke Holdings.

What’s Next

Formal plans for the Warner Center redevelopment are expected to be submitted to the city in the coming weeks. If approved, it could become one of the most transformative real estate projects in Los Angeles over the next decade.
