The phased project is expected to begin construction in 2025, with the first phase consisting of approximately 300 luxury units. The development is expected to be completed in multiple phases over the coming years.

No Impact on Golf Course

One of the major points of concern for Doral residents and city officials was the potential impact on the Trump National Doral’s golf course, home to the famed Blue Monster. However, during the council meeting, Trump’s attorney, Felix Lasarte, confirmed that the golf course would remain unaffected by the new development. 

The planned condos and commercial space will be built on existing parking lots at the southeast end of the property, ensuring that the resort’s signature golf course and its operations will not be impacted.

Doral Mayor Christi Fraga, who had voted against the rezoning in August, expressed her satisfaction with the clarification and ultimately voted in favor of the project’s final approval. “Many thought maybe the golf courses were impacted, so I just wanted to make sure it was on the record that the golf courses are not being impacted through this development,” she said.

A Major Milestone

This new development marks the first time that the Trump Organization will directly build residential properties in South Florida.

While the company has previously licensed its name to other regional projects, including the Trump Grande and Trump Towers in Sunny Isles Beach, this will be the first Trump-branded residential development to be fully managed and built by the organization itself.

Trump bought the 600-acre property, including the resort and golf course, out of bankruptcy in 2012 for $150M. Since then, the Trump Organization has invested over $250M in renovations, transforming the property into a luxury destination.

Scaling Back

The original proposal for the site included plans for 2.3K condos, but the Trump Organization scaled back the project after feedback from local officials and the community. The new plans for 1.5K units, which will be built in five phases, reflect a more measured approach to development.

The project will include luxury condos and high-end commercial space, offering potential for retail and office tenants. The townhouses will be positioned along the golf course, offering residents expansive views of the fairways while maintaining the property’s exclusive feel.

Major Expansion

With the green light now firmly in place, the Trump Organization can move ahead with securing construction permits and finalizing development plans.

The phased approach means that construction will take several years, with the first phase of 300 condos expected to be completed in the coming years.

As construction progresses in the coming years, the development is expected to become one of the most prominent residential projects in Doral, bringing a blend of high-end condos, commercial space, and luxury townhouses to one of Miami’s most prestigious areas.
